Final Report on Quantico JLUS Released

The JLUS Study Partners have released a final report of recommendations.  Click here to access the final report.  There are many interesting recommendations in the report but of the greatest interest to the real estate industry are the recommendations centered on noise and disclosure.  The report recommends that a noise study be conducted, a noise overlay zone be implemented, and that disclosures are triggered within the noise zone.  These are long-term recommendations and it will be up to the jurisdictions to decide how to proceed.  FAAR will continue to engage the JLUS partners and local government to make sure the voice of real estate is heard if these recommendations are adopted.

Stafford, Fauquier, and Prince William Counties and Marine Corps Base (MCB) Quantico cordially invite you to one of three upcoming public meetings for the MCB Quantico Joint Land Use Study (JLUS). At these meetings the study team will provide an update on the JLUS, and review draft recommendations with the public and gather their comments. The preliminary recommendations generally fall within the following topics: Coordination, Communication, Military Operations, Transportation, Utility/Municipal Services, Legislation, Community Development/Planning, and Environmental/Conservation/Open Space.

Quantico meeting postponed

Due to the ongoing government shutdown, the military meeting with Quantico scheduled for Wednesday, October 9 at 12:00pm has been postponed.  Once the shutdown is over, FAAR will work to reschedule the meeting as quickly as possible.  We apologize for any inconvenience.

The Fort A.P. Hill and Dahlgren meeting are still active, but could be impacted if the shutdown continues.  FAAR will provide updates in every weekly FAAR newsletter, through the website, on Facebook, and on this blog.

Over the next 20 years, Stafford may see 29,000 more homes and apartments. But the question is, where should they go?

County officials are in the process of reevaluating the Urban Development Areas, seven mixed use developments where growth was anticipated but are no longer required by the state. Instead, the Planning Commission is looking at less stringent “targeted growth ares.”

And for another few days, you can share your thoughts on where those are.

A survey will be online through 4:30 p.m. Wednesday, May 29, and the Planning Commission will discuss county growth, among other issues, at its June 1 retreat.

The survey includes more background information, maps and questions on how commercial and residential development should be distributed.

Quantico looking at land use and wants your input

Stafford, Prince William, and Fauquier Counties are partnering with Marine Corps Base (MCB) Quantico (collectively named the “JLUS Partners”) to prepare a Joint Land Use Study (JLUS). The JLUS Partners will conduct Public Meetings in May and June to inform the communities about the JLUS process, but most importantly they want to obtain input and feedback from local residents and property owners.
