Buyer Client Short Sale Notice

For the past two years or so, I’ve been encouraging Brokers to develop a “disclosure” of the potential risks to a buyer, purchasing a short sale.  Last month the MRIS Committee released a new document to the NVAR contracts catalog that does just that.  Rarely is the short sale a “win” for the buyer, many times it ties up funds and time for the hopes in closing on a home.  The buyers should be given every change to understand the risks up front and thus reducing the Buyer Agents liability.  See the form below:

Remember that the NVAR / MRIS catalog of contracts, addendums and notices are copy-written and only released thru Zipforms and other such applications.  REALTORS® may not reproduce and distribute copies without obtaining them from entities with agreements with NVAR.
