		<description>I&#039;m an agent in Miami, FL, and I&#039;m tired of lisitng agents not presenting my offers in a timely manner. They hold my offer until they get a better one, or get a buyer on thier own, to obtain a double commission. I&#039;m really upset. I&#039;ve sent offers upto $15,000.00 over the asking price and they still hesitate in sending my offer. I think someone needs to step up and make a petition for a law, that states that all offers must be presented to the seller and if the seller rejects the offer, they must sign a rejection letter. The government needs to regulate the industry to weed out the crooks.</description>

		<description>As a home inspector, I sometimes run across buyer&#039;s agents who act as if &quot;AS IS&quot; is a written in stone commandment. I always advise clients to ask for major repair items or something like Radon mitigation. The worst that can happen is that you get laughed at.</description>
